Does Side Hustle Income Count Towards a Mortgage?

Only if there’s a paper trail behind it. Self-employed side hustle income needs Self Assessment, which is what produces the SA302 and Tax Year Overview a lender may ask for. A second employed job shows up on payslips. Even then it isn’t automatic: history matters, and every lender sets its own criteria.


I was round at my granddad’s last month, sprawled in his armchair (his armchair) with a decaf macchiato I’d had delivered, telling him what a tiring week I’d had.

He looked at the coffee. Then he looked at me.

Naturally, the story came. Walking to work in the snow. Uphill. Both ways. And grateful for it.

Every generation gets its own version. This one’s is going to involve a side hustle.

Which is fine. Just know that, to a lender, the story only counts if it’s written down.

How many first-time buyers have a side hustle?

Most of them, going by Mojo Mortgages. In its survey of UK first-time buyers, carried out in April 2026, 64% said they have a side hustle that contributes to their deposit or savings.

More than half (53%) reckoned it would have taken them two to three years longer to get on the ladder without it. That’s their own estimate, not a measured figure.

Still. That’s a lot of evenings.

Does side hustle income count towards a mortgage?

Not on its own. A lender doesn’t see the hours you put in. It sees the paperwork.

Lenders do look beyond your main salary, and a second job or freelance work can be part of that. It’s one of the first things we ask about at United Mortgages when someone’s income doesn’t all come from one payslip. But it has to be evidenced, and how you evidence it depends on what kind of side hustle it is:

  • If you’re self-employed (and HMRC generally treats side hustle income as trading), the evidence comes from Self Assessment. Once you’ve filed a return, you can get your SA302 tax calculation and a Tax Year Overview, which GOV.UK says you might be asked for as evidence of your income.
  • If it’s a second employed job, it’s on your payslips, the same as your main one.

That’s the entry requirement, not the result. For self-employed income, we tell people to expect to provide tax statements and accounts for at least the last two years, and some lenders want proof you’ve got work lined up. Each lender then applies its own criteria on top.

No paper trail, no chance. A paper trail gets you a chance.

Which side hustles can count, and which don’t?

Can count, once the paper trail exists:

  • A second job, evidenced on payslips
  • Freelancing, tutoring, delivery driving: work you’re doing as self-employed, declared through Self Assessment
  • Making things to sell, which HMRC says is probably trading

Don’t create a paper trail:

  • Clearing out your wardrobe. HMRC says that if you’re just selling unwanted personal belongings from time to time, you don’t usually need to tell it. Good news for your tax bill. But no declaration means no SA302, and nothing to show a lender.
  • Betting. Yes, even the clever kind. However sophisticated the model, the Gambling Commission says gambling winnings are tax-free, regardless of the amount won. Nothing to declare means no Self Assessment, no SA302 and no tax paperwork to show a lender. It can also cut the other way: brokers quoted in The Intermediary describe gambling transactions on bank statements as something that can raise a red flag in underwriting, depending on the lender and how much is going through.

How do you give side hustle income a fair chance?

Start the paper trail early.

HMRC says that if you made more than £1,000 from side hustles in a tax year (before expenses, and across all of them combined), you need to register for Self Assessment as a sole trader by 5 October. For the 2025/26 tax year, that deadline was 5 October 2026.

Then file your return. Once it’s in, you can get your SA302 and Tax Year Overview. Keep them somewhere you’ll find them.

Here’s the bit worth taking away. If a lender wants two years of tax statements, the clock doesn’t start until the paper trail does. A side hustle you started last year can help your deposit long before it’s likely to help your borrowing.
